What we solve

If your seller is in one of these situations, we can help.

We have closed deals on properties that would never survive a traditional listing. Here are the situations we see most often across North Carolina.

01

Distressed property

Foundation issues, roof problems, code violations, or anything else a traditional buyer would walk from.

02

Time-sensitive relocation

Job transfer, family emergency, military orders. The seller needs out in weeks, not months.

03

Hoarder or heavy clutter

We close as-is. No clean-out required before the sale.

04

Inherited property

Out-of-state heirs, probate complications, or a house no one wants to deal with.

05

Pre-foreclosure

Time is short. We move fast and keep the seller out of foreclosure when possible.

06

Vacant rentals

Tired landlords, problem tenants, or a property that has sat empty for too long.

07

Deferred maintenance

Years of small problems that add up to a listing nightmare. We see past it.

08

Won't survive inspection

If the home won't pass a standard inspection, traditional financing isn't an option. We are.

09

Anything outside the box

If you're not sure whether to send it, send it. We will tell you straight up.

03

We present options

Sometimes it's a cash offer. Sometimes it's a creative structure with better long-term value for the seller. Sometimes it's a referral back to a traditional listing. Whatever serves the seller best.

04

Your seller takes their time

We hold the offer for 30 days. No pressure, no countdown clock, no take-it-or-leave-it ultimatum. The seller decides on their timeline. You stay involved throughout.

Most platforms give your seller days or hours. We give them a month.
05

We close

Cash deals can close in as little as 7 days. Leaseback options available if the seller needs time to move.

30

Your seller gets 30 days to decide.

You stay on the deal. You stay in the conversation with your client. You get paid. That's the whole point of working with us instead of going direct to a cash offer platform.

The Difference

Why agents bring us deals the big platforms can't close right.

The major cash offer platforms are software companies. We're a brokerage with a team of real people who answer the phone, walk the property, and structure deals that actually work for your seller.

8–11%

Sellers using the largest cash offer platforms typically pay 8 to 11 percent in combined service fees and repair deductions, on top of an offer that often comes in below market. That gap is where your seller's equity goes.

For the Referring Agent

You get paid. You stay on the deal. We make it worth your time.

We respect the work it takes to identify a seller, build trust, and bring them to a partner brokerage. The structure below reflects that.

i

Competitive referral compensation

When the deal closes, you earn a referral fee that reflects the work you put in to bring the seller to us. We benchmark against the top published agent referral programs in the industry. Exact structure is confirmed in writing before any work begins, with no surprises at closing.

ii

You stay on the file

We loop you into every conversation with your client. You remain their agent of record. Your name is on the closing documents. This is your relationship and we treat it that way.

iii

Future referrals back to you

When we have buyers or sellers in your area or specialty, we send them your way. We're not building a one-way pipeline. We're building a partner network across North Carolina.

Referral payments are handled broker-to-broker and documented in writing before any work begins. No verbal handshakes, no surprises.

Common Questions

Questions agents ask before sending us their first deal.

Do agents stay on the deal when they refer a seller to FAB Real Estate Services?
Yes, the referring agent stays the agent of record on every deal referred to FAB Real Estate Services. The agent remains in the conversation with their client throughout the process and is paid through a documented broker-to-broker referral agreement signed before any work begins.
How quickly will I hear back after I submit a property?
FAB Real Estate Services responds to every agent referral within 24 hours, guaranteed. We respond with either a path forward or an honest "this isn't the right fit for us, here's what might work instead." We don't ghost agents.
How long does my seller have to decide on the offer?
FAB Real Estate Services holds every cash offer open for 30 days. That gives your seller a full month to weigh options, talk to family, or compare against a traditional listing without pressure. Most platforms force a decision in days. We don't operate that way.
How fast can FAB Real Estate Services close on a cash offer?
FAB Real Estate Services can close on a cash offer in as little as 7 days. Most deals close within 10 to 21 days depending on title work and the seller's preferred timeline. The brokerage handles closings through North Carolina attorneys, which is the standard NC process.
What if my seller wants to stay in the house after closing?
FAB offers leaseback arrangements that let the seller stay in the home for an agreed period after closing. We've gone up to 30 days. Longer is possible depending on the deal and the seller's situation.
Do you only buy properties, or do you also list them?
FAB does both. If a traditional listing is the better path for your seller, we'll tell you. If cash is the better path, we'll structure that. Sometimes we present both options and let the seller choose what works for their situation.
What kinds of properties don't fit your program?
We are honest when something isn't a fit. Properties outside North Carolina, mobile homes on rented land, and certain commercial properties are typically not a match. Send it anyway. If we can't help, we'll tell you within 24 hours.
How is your offer different from the major cash offer platforms?
Real people review the property. No fixed service fee. No surprise repair deductions at closing. Thirty days to decide instead of a countdown clock. Flexible terms and leasebacks. You stay on the deal. And we'll tell you straight up when we're not the right fit, which the big platforms will not.
What does the referral agreement look like?
Standard broker-to-broker referral agreement, signed before any work begins. We can send you a sample to review before you send us your first property.
